After
deferring building maintenance for 15+ years, Lauriedale HOA began to
plan for a major renovation for their entire condominium complex.
Given the expected level of repairs required, Lauriedale HOA
wanted to determine the cost to seismically retrofit their soft-story
(condo over open garage), insulate their buildings, and replace their
old windows with leak-free thermally efficient windows. We inspected
the complex, prepared a set of as-built plans, documented the existing
damage, prepared a repair scope, designed a seismic retrofit that could
be incorporated into the repairs, analyzed the payback period for the
improvements from energy savings, and compared the savings &
risk
of damage to the cost of repair.
